The Project of "PHOENIX" Housing Group is a very successful attempt for a modern interpretation of the architectural heritage of the town of Bansko. The idea for seeking dialogue with the environment, and for preserving the architectural identity, has been realized through using typical proportions, materials, and relations between volumes. Materials are "natural": wooden lining, white silicon plaster, and stone facing. Volumes are "divided" between two buildings: a large and a small one.
The Design is made by Architectural Studio "ALVI" LTD., the Town of Blagoevgrad, with Manager Arch. Alexander Sandev. The aim was that the design corresponds to the state-of-the-art in construction, design, and functional use of the housing area and of the apartments.
The Plot is owned by "PHOENIX" LTD. It is located in a serene and noiseless place, which is accessed by means of broad, asphalt-paved streets over the Glazne River. The place faces an open area looking at the Glazne River, and the street. The total area of the plot is 920m2. It has a longish form allowing the situation of two sections: Block "A" and Block "B".
"PHOENIX" Housing Group Block A and Block B - is constructed on an estate situated North from the 4-star "Glazne River" Hotel, near the embankment of the Western side of Glazne River, with beautiful panorama view to east , north , south and west.

"PHOENIX" Housing Group avails of a courtyard with barbecue, a parking zone in the open air, underground garages, a sauna, a fitness room, a restaurant /for 50 people/, a reception hall, 17 apartments with a single bedroom, and 5 - with two-bedrooms. All apartments /No.15 exclusive/ are furnished with terraces. Some apartments provide an opportunity to be furnished with sauna. All apartments /exclusive of No.No.4, 8, and 12 in Block A, and No.4 in Block B also provide opportunities for the construction of a mantle piece.
All apartments have terraces /exclusive of No.15/, and apartments No.3 and No.4 have an additional terrace of 30 to 40 sq.m, looking to the South. Each floor hosts four apartments /and the attic only 3/. The excellent exposure of the building - looking at the Glazne River and Todorka Peak /of Pirin Mountain/ create spirits and coziness in all apartments.
Building A has additional comfort strengthened by the architectural specificity typical for the town of Bansko: namely, the curved roof of the apartments of the attic, the wooden facings of the fa??ade, and the roof-tile eaves of the terraces.
The three apartments located under the roof /one with single bedroom, and two with two bedrooms/ additionally contribute to the coziness of the building. The basement of the building hosts a restaurant for accommodation of 50 people, which is connected with the apartments through a warm tunnel.
Block A avails of an underground garage and a parking zone in the open air. Block A provides access to the sauna and fitness hall of Block B.
The courtyard avails of an open-air barbecue.
Block B has a built-in area of 150 sq.m. It offers 6 single bedroom apartments /No.1, 2, 3, 4, 5, and 6/, each having area of 61 to 63 sq.m, consisting of a bedroom, a dining room with a kitchenette, an entrance hall, and a washroom/bathroom, plus a terrace. The building also offers one apartment with two bedrooms /No.7/ on the attic - it has area of 89 sq.m.
An opportunity has been envisaged for all apartments to make a mantle-piece /the exclusion being Apt. No.4/. All apartments have terraces, facing the South.
The basement of the building is designed to provide a sauna and fitness premises. The building is secured with free access to the restaurant and underground garages of Block A, as well as for using the open-air barbecue located in the courtyard.
The intimate and serene housing atmosphere of "Phoenix" Housing Group has been achieved through the situation, on each floor, of only a small number of apartments.
All apartments have intercom installations, ??V installations, internet access and telephone installations.

Both buildings have been constructed using ceramic lattice bricks. The structure is without beams and allows greater freedom in the solutions for the interior of the apartments.
The roof is performed with bricks, insulation, and fixtures of "Bramac" Company, thus guaranteeing high level of protection and long life. With view to the reduction of heating costs in winter, we have secured additional external heat-insulation of 5 cm thickness € fibrester - possessing heat features of 0,029 W MK of "Fibro Technique" company of Greece.
Additional convenience is brought by the high-quality German 4-chamber PVC millwork "Salamander", which provides perfect heat and noise insulation.
The basement under Landmark "O" is also protected by thermal insulation, 4 cm thick, of "Fibro Therma" company of Greece.
With view to the improved security of the apartments, the following has been provided: opportunities for linkage with the Security Alarming Technique, cabling, and armored entrance walls.
The interior walls are MDF, with natural veneer, and made of materials imported from Italy and Greece, by the Bulgarian Company "La Porta Mebel"; these are acknowledged for their high quality and excellent design.
The floor covering (granitogress and faience) is made in Spain - by the "LCOR AZYLEIOS" company. The electricity installations in the electric boards of the apartments, as well as of the main board, are made of materials of "General Electric".
