Description
 
Located in the rapidly developing Borovo quarter of Sofia. The striking Alpha complex building is conveniently close to Bulgaria Boulevard, a dual carriageway which links the centre of Sofia with the wealthy, up market south side suburb of Boyana at the foothills of Vitosha Mountain (In many ways Bulgaria Boulevard is can be compared to the Stillorgan road in Dublin).

The development is in a good location and is well serviced, circa 3.5 Km (2.2 Miles) from the centre of town and Vitosha Boulevard, Sofia main shopping street and within 200 meters of Billa one of the few large supermarkets in Sofia. There are currently only about 6 large supermarkets in Sofia (the Austrian chain Billa is the largest). There are also a number of major business centres, corporate office buildings and a new Porsche car showroom close by. The new Bulgarian corporate headquarters for Raiffeisen Bank currently under construction on Bulgaria Boulevard is within a kilometer of the development. The area is very well serviced by public transport (buses and Trams). Bulgaria Boulevard also provides easy access to the ring road and the popular recreational facilities of Vitosha Mountain, via Sofia only road under pass crossing of the ring road. The Borovo district is considered to be a good area and is currently experiencing significant development and regeneration.

The modern design of the building is expressed in two sections reflecting the different parts and uses of the building. A four story section at the lower levels anchors the building with the taller 8 story stepped tower rising elegantly above. The lower section comprises on the ground floor a cafe-restaurant, a beauty saloon, three shops and a sports centre. The four floors facing the boulevard contain offices. The remaining parts of the building and the tower section are the residential areas. The building is orientated to take advantage of the sun with most of the apartments living areas having a south west or westerly aspect. It also provides for excellent views of Vitosha Mountain to the south and of the city to the north and east, especially from the upper floors. There are 33 apartments and 8 studios. The office section has four floors with its own separate entrance, lift and staircase. The ground floor has a reception area and a small self contained office suite. The upper floors are also self contained office suites including a reception area, toilet, kitchenette, and offices. The offices are offered completed.

Apartments and Studios

The residential area of the building has a large entrance lobby area with 24 hour security. There is direct access to the underground car parking and storage areas by staircase. The upper floors of the building are split into two vertical sections. There are two lifts and two stairs providing access to the upper floors. The vertical division allows for a maximum of 2 apartments and 2 studios on each floor, most floors have only two apartments on each floor.

The residential areas of the building (excluding the common areas) will be delivered to the "Bulgarian standard of finish. The "Bulgarian standard, level of finish for new building is close to shell and core. This particularly applies in Sofia and other cities. The external envelope of the building (the shell) and the internal common areas (the core) will be finished. Common areas are the parts of the building common to all apartments these generally are the main entrance hall, stairways, lifts and floor landings up to the front door of the apartment. Beyond the front door of the apartment, the apartment is normally raw.

The level of completion will be: Sand-cement screed floor, top coat plaster finish on the walls. Electrical, water supply and sewage connection points, telephone cable connection point, local security and video intercom. The bathrooms and kitchens are not finished or equipped.
